An Energy Performance Certificate (EPC) rates how energy efficient a home is, from A down to G, and lists practical ways to improve it. A valid EPC is legally required when selling or letting a property in England and Wales.

An EPC visit needs very little preparation. Clearing access to the loft hatch, the boiler and the gas and electricity meters speeds the assessment up. Paperwork for any insulation upgrades or a new boiler is a bonus — it can lift the final rating.
